The inspection periodβalso known as the due diligence periodβis one of the most important parts of the Arizona home buying process.

What Is the Inspection Period?
Under the Arizona Association of Realtors resale purchase contract, buyers typically receive a 10-day inspection period (negotiable) after contract acceptance. During this time, buyers can investigate the propertyβs condition, review disclosures, and evaluate whether the home is still the right fit.
The contract is intentionally structured to protect buyers before the purchase becomes permanent.
What Buyers Can Do During the Inspection Period
Buyers may:

Hire a general home inspector

Bring in specialized inspectors (HVAC, roof, pool, sewer line)

Review seller disclosures

Review HOA documents and restrictions

Examine the title report
This period replaces assumptions with facts and helps buyers understand how the home functions today.
How the Inspection Period Protects Buyers
The inspection period is not:

A guarantee that sellers will fix everything
It is:

A decision-making checkpoint

A chance to cancel and protect earnest money if necessary
After inspections, buyers can move forward, request repairs or credits, renegotiate, or cancel within the inspection window.
