When buying a home, negotiating $10,000 off the purchase price may sound like a major win. In reality, if youโre financing most of the purchase, it might only reduce your monthly principal-and-interest payment by around $60.
That doesnโt mean the $10,000 is worthless. It may mean youโre asking the seller to use it in the wrong place.
In this episode of Houses & Spouses, Ryan Hamilton explains how buyers may be able to negotiate a seller concession and use it toward an interest-rate buydown. Depending on the loan and current lender pricing, that strategy could reduce the monthly payment more effectively than an identical price reduction.
Ryan covers the difference between permanent and temporary buydowns, including how a 2-1 buydown works. He also explains why buyers must be comfortable with the eventual full payment and should never assume refinancing will automatically solve the problem later.
Seller concessions arenโt free money, and they wonโt work in every negotiation. Contribution limits, loan programs, appraisal requirements, seller motivation and market competition all matter. Thatโs why the buyerโs agent and lender should review the options together before an offer is written.
The takeaway is simple: Donโt shop based only on the price of the home. Determine the complete monthly payment youโre comfortable making, then build an offer strategy around that number.
